Jurek:

You may wish to relook yout calculations. One is buying the debenture at a price lower than issue price (par). Yet, you have the yield to maturity at less than the initial interest rate. Though neither a finance man or accountant (ex Marketing Manager) in order for yield to maurity to be less than the coupon rate, debernture would need to be trading at a premium not a discount!
