CG, I'm with you buddy, but when you say TCKs going to have to explain to it's shareholders why it cost a billion dollars to buy a property they already own, imagine how tough it's going to be if it's 1.5 - 2 billion or more, according to some here.

Why is it that we're the only people that see the value here. where is the volume and price appreciation. it's time that started happening.....chunky
