I agree with all your reasoning except on the 60 days to force JV. On the conference call you might remember someone asking a question about '' is this 60 days to JV or 120 days to backin ? '' and Elmer was like ...uhhh well if they backin no need for JV , etc... I m doubtful he would enforce that 60 days JV clause, since he already mentionned he would allow 121 days if necessary OR if negos are turning around a buyout ... no need to jv
