We are definitely in a difficult market, it's very tough to predict when things would improve, I always feel the market knows before hand and when a production decision is made we will see a run up prior to an announcement. Now wouldn't they need an approved EA prior to a production decision. And that's about a year after submitting application. You are not going to commit to production without have approvals already in place. Now after saying that I believe once Teck gets the application in, we will see steady sp appreciation until approved, then the production decision made. We all unfortunately have a wait ahead of us, no whining on a billboard is going to change that.
