I am curious why does everyone expect an entire buyout of CUU and not just a buyout of our individual holding of SC?  

To be honest buying out CUU completely might actually be cheaper considering the share price.  But as far as I know there are no plans to sell the company just our share of a property.  So share price really has nothing to do with selling a property.
