"Nov 21 puts us into 2011 for closing?"

Hondo from what I understand its 20 days for the mailing and the closing can follow immediately thereafter of course with everything needed..ie permit and MOC transfer. So we are looking at the 1st week of Dec plus or minus a few days.

Of course I am sure everyone involved would like to avoid VZ's long christmas break so the sooner the better right now I would imagine.
