Regarding UConn, there are even more details which I left out from my blog post for brevity, but I might share it here. In the following text, "Lessee" is ODIC, Inc., better known as POET Technologies, Inc.:

Technology Incubation Program (TIP) lease of 5,996 square feet of space consisting of rooms 100, 100A, 100B, 101, 102, 107 and 112 in the Merritt Building located on the grounds of the Storrs Depot Campus. After obtaining all necessary University approvals, Lessee intends to extend the current gravel parking lot of the Merritt Building at its own expense to accomodate additional vehicles. Lessee will also conduct cosmetic upgrades to the existing bathroom within their leased space. There are two (2) one (1) year options to extend the term of the lease upon mutual agreement and written amendment. In the event that the rent is prepaid for the initial lease term, the annual rental amount will be discounted by 10%.

BTW, the rental amount is $144,490 per year.
