Jim, I believe we are still a speculative company. Our earnings to date have been next to nominal. The future looks good certainly, but until we have some meatier earnings we will be considered speculative by non-Agoracomer investors. 

Look at it this way, does anyone think the price now reflects a non-speculative valuation?
