You are soooo right.....

Same is happening In FL....just as you state of the high dollar properties....it`s the only reason I`m sitting around here chatting with you....it`s turned crazy here...and the local media at this moment is throwing gasoline on it....lol

I`m waiting to step back into our market....but not now

I must say though...managed to turn triples on affordable property...lol...new construction....tripled value...during the project....the more I waited the more it went up...up ....up.....finally pulled the trigger...and wham they`re gone!!.. never had that happen before.....just like that....now I refuse to pay the going price for the dirt....it`s all tripled since last purchase.

Our problem has more to do with the home stead here....most folks are stuck between selling their appreciated property at nice return...yet they sit on a low tax....and then having to replace it with something else....having the tax base start some where near the new purchase value....and there`s not enough inventory to down size to.

Their are a couple of statesmen running around now trying to set legislation to the home stead allowing you to carry forward your previous home stead values into a new purchase.

When or if that happens(2006) some of the older properties will come on the market.....blowing off some of the steam built up here......folks are sitting tight...if you sell you almost have to move away to keep the gain.

The high priced properties are a different animal all together.....there are many sitting dead...however they keep putting them up....lol

I will step back in after seeing what these two characters accomplish with the home stead.

There`s real un balance here between new comers and folks sitting on 20 year home stead....many are squeaking about it.
