My region is over populated with real estate bums....not knocking title companies...just the 5000 agents running around here....I think every one of um has called me at one time or another....neighbors....neighbors in the neighbor hoods I work in.....etc

Thing is.. I handle my own contracts....and just hand them to a title company....just cant see cutting lose 20k to a neighbor agents...boss....when the properties sell them selves.
