Sam you appraiser comments are well taken - we have 40 new homes under construction and coming to settlement with FHA loans. The FHA appointed appraiser is coming up with values well below the sales price, even considering like sales in the delvelopment.

So, what happens at settlement? The buyer can't come up with the cash, the lender won't lend the appraisal, and we are holding the house?! The appraisal won't be performed until the house exists and is finished. The deals are all mortgage contingent and the buyer is approved for the amount of the loan in the deal.

This issue has just come up, within the last couple of days and we are strugling to find a solution.
