3,253 sf May 1, 2012 -June 30, 2017...62 months....
368080 / 62 ==== 5936.77 average per month / 3253 ...... $1.825 per sf. average monthly....the scale will not be on average but graduated....where the cost at the end of the contract is 7156.60/3253....2.20 sf monthly For this contract ....they locked an average of 1.825 per sf for a little over 5 years.....having relief at the front end......with improvements...."w 3 yr option to renew" lol 4800 - 3253 ..... 1547 sf less current: 4800 sf June 1, 2006 - July 31, 2011...62 months...6534.00 ?
In May 2011 the Company entered into a lease extension through April 2012 at the same monthly rate of $6,534 (would need previous 5 yr aggregate lease amount for average sf cost)
6534 / 4800..... $ 1.361 sf ...land lord was giving a big break for the 1547 sf extra space.
What were they anticipating that a new contract was not promptly negotiated at the beginning of 2011, where they then committed to a 1 year extension only?
"On January 20, 2012, e.Digital Corporation (the “Company”) entered into a lease agreement" They negotiated 3 months early on this one.... Stalling the land lord didn't give them any negociating power....they are paying a premium over the last contract.
