There is a risk involved, but not if you are clear to present facts, nothing but facts, point out the good, the bad and the ugly, be 100% honest and at the end say, "don't make a buying decision because of me, what I have told you, do extensive DD then you are on your own...don't come back bitching at me if it does not work out for you."
