I've been there. The facilities are being utilized. The needs of the compay for such space can not be met by converting one or several residential garage spaces.

Not being an expert on Tuscon commercial real estate, I can not comment on wherther or not cheaper space is attainable, but the attributes of this location are unquestionably good.
