Just to further flesh out the heart surgeon story a bit more- I brought it up as an example of how poor BG was at dealing with people- more or less immediately antagonizing them- and that , hopefully, without his presence as an impediment, perhaps a deal being more possible in the future. 

So- pretty much as VP describes- there apparently were some issues that needed to be resolved with the neighbor due to his plans for his property. As I recall, JB felt that he could easily resolve these to everyone's satisfaction and to our benefit. And so he appropriately "shmoozed" him and was about to conclude a friendly, essentailly "handshake" deal. But then- BG jumped in and insisted upon and presented the surgeon with a long legalese filled contract with many unacceptable demands. And in his typical high handed, pompous,  self inflated fashion confidently felt he could push the neighbor and impose his conditions on him.- Whereupon the infuriated surgeon- not inclined to take guff from some self important "twerp"-  promptly threw him off his property- apparently BG was lucky that was all he did- and refused to have anything further to do with him- the deal then never concluded.
