I have contacted the office about the Goldex royalty in the past and the reply was that they do not know what the NSR value will be as Goldex has been less than forthcoming with the information. Goldex has been asked for the information numerous times and not given a reply back. Maybe it is time for lawyers to be involved.

For the record, it would not be the first time a major downplayed the value of an NSR to try and buy it back very cheaply from a junior, only for the junior to discover the total value to be much greater that first disclosed. Maybe this is a stalling tactic on Goldex's part to create frustration for PRB so they will do just that.
