The math is not that complicated. We know the yearly cash flow so we can figure out the NPV at 12%. It's somewhere around -$340M.

We are NOT positive at 12%.

As futher proof, our NPV from 8% to 10% went to $513M to $25M. It's easy to see that NPV at 12% will be negative.
