There's gotta be a reason why that pitsand was slowly rotting alone in the desert before we acquiered it at an agricultural $ per sqfoot value last year... One can wonder how it would be that easy to simply drill a few holes and sell it back with a huge profit within a few years... Certainly keep people working and a good background project to carry but certainly not worth a lot of interest before a long time imo
