I would like to believe what you are saying.

But once again we have a resolution that isn't quite final. Not without a permit and a signed deal.

And once again the price has been run up and a lot of people have bought in at high prices based on a well crafted scenario that is a possibility and by no means a certainty.

And once again it seems like the people who got in early may have already cashed out.

I just don't think we should be counting our chickens before they hatch.
