One thing Brad did not mention that is significant is that there are no First Nations issues here at all.

Often First Nations issues can derail or slow down projects for years for no apparent reason. More often than not the FN have legitimate reasons and concerns but many times it is merely blackmail. Not having that loose cannon to deal with and the fact that access infastructure is not a concern is a huge plus!
