No disprect intended but if RN does deals on prime Property he would be hung. Why would he do a 50/50 JV on any shure things. Not has the cash and can raise any amount of cash it needs to keep 100% for us NOT heads. IMHO the ground he is JV ing is spec land, andf he is willing to let the JV's spend the money for a 50% chance of a Maybe. does this make sence.
