I do recognize what you are saying but that has to be considered 'Blue Sky' as no one has yet identified any deposit near the value of DE 1 . Yes there are likely a number of 'pods' but are they of economic value which DE 1 evidently is. Around Voisey they found a number but too small.
You just can't conservatively value in much for probablility of finding another DE 1 as there isn't any track record yet of hitting on any of the anomalities that 'look' like DE 1. OK FNC is valued at around a dollar because their claim is beside DE 1 and it's not a large claim either. But they have very few shares out so the market is probably valuing their proximity at 25 cents a share.
Using my 'conservative' value calculation you could add 25 cents. Of course that doesn't mean that 25 cents couldn't turn into $25 but it's not likely enough for the market to give it any value at this time.
Let Noront hit DE 2 and the market will beleive them to have a good chance of finding DE 3 and probably triple the valuation of FNC just because they are next door.
