I've been out of the office for a while, catching up on the postings and came across your gem of a post. I don't recall Mr. Nemis making a statement that he's all done staking the Ring of Fire. I would assume therefor there exists the real possibility of these JV's continuing as an ongoing M.O. for Noront. hmmmm. Sure would love to have a Tim's franchise for Nemisville!
