I don't think we can ever put a pin into what Elmer was laughing at - too high, too low.

I remember that report back from Elmer and always had the feeling he was saying that figure was too high. Since that convo, our SP has steadily eroded, which, while unrelated to that convo, our long, steady share price erosion is certainly not suggesting that it was too low.
