Rare indeed, Jimmyll  Thanks to you and the other members here we will continue to enjoy that rare nature of this Hub.  

Speaking of rent in NW Reno.  My son this last Spring here in 2021 rented a 3 bedroom apartment in NW Reno a little higher up in elevation from McQueeen High School and on Robb Drive.  His rent was $1700 a month.  Nice apartment, but nothing out of the ordinary.  More expensive by far than my house payment on a 5 bedroom 2 story home in Sparks where I have been living the past 28 years.  Just glad I am not in a situation where Ihave to look for an apartment in Reno or Sparks today.  And I don't forsee those high rents going down that soon, if ever.  The influx of new folks into Reno and Sparks in flight from whatever their present challenging living situation is will not  abate any time soon, despite the high prices of rent and cost of homes here in this area.
