I think at this stage, pre PEA, it would be pragmatic to benchmark 4% (~$8) to 5% of in-situ for an opening offer. Need more than single suitor to get anything higher. Post PEA and bidding in competitive environment, 10% and ~$20. Thats a 6-7 bagger from here.
