I have posted in the past some estimations of sp value contributed from Eagle's nest.
Roughly based on 15 million tons of ore in ground and discounted to today (down to 5% of in ground ) Eagles Nest contributes about $2.50 per share. But what of the other assets?

What is our chromite worth if Cliffs beats us to mine construction. Hardly anything in today's terms because we may have to wait 30 to 50 years before our chromite would be marketable.
And if we build our own chromite mine then we would be in competition with Cliffs for the north American market. It means more value but it also means more expense up front.

JJJ gold is a big question as to how much is there before we even consider a gold mine.
Vanadium another big question and it also depends on future developments in energy storage.

How do you place a value on the claim area that Noront has? It represents future potential.

Finally, all above are highly dependent on infrastructure. What and when. How does one assign a value to plans that have not been formulated yet.

Too many whats and ifs.
